Taxonomy is a tool to provide uniform criteria for determining whether a business is “environmentally sustainable.” It covers almost all industries, including real estate regardless of type or function.

Who is obliged to check the compliance of investments with Taxonomy?

1. Financial market participants in the EU offering financial products, as defined in the SFDR (Sustainable Finance Disclosure Regulation) – i.e. funds, insurers, Asset Managers.

2. Financial and non-financial companies subject to non-financial reporting – EU Non-Financial Reporting Directive (NFRD) – large utility companies with more than 500 employees and meeting the additional requirement of a balance sheet total or turnover of an appropriate amount.

Taxonomy for building owners and managers

The Taxonomy has separate requirements for new and existing buildings. Particular attention to these requirements should be given by investors of new buildings, since it can be very difficult and/or expensive to comply with the Taxonomy, especially in the context of projected energy use.

The building should also be analyzed in terms of climate risks and to what extent the building and the investor/manager are prepared for physical climate changes such as excessive heating of the building, sudden weather changes, water supply shortages, etc.
